Annual rent increase for residential properties

The annual rent increase involves more legal complications than is commonly believed. The applicable rules vary by housing segment (social, mid-range, and private) and change regularly. What are the rules for 2025?

The following maximum rent increases apply for 2025:

Social Housing:

  • A maximum increase of 5% for a basic rent of €350 or more
  • A maximum increase of €25 for a basic rent of less than €350
  • An income-related increase of up to €50 or €100 is possible

Mid-range:

  • A maximum rent increase of 7.7% is permitted

Private sector:

  • The maximum rent increase is 4.1%
